Industrial projects: the process governs everything

In industrial construction the start-up date is set by the process line and equipment deliveries, not by the building. We manage projects in which the construction scope is subordinate to the process.

What governs the project

An industrial project differs from a civil one because construction is a supporting activity. What governs the outcome is process sequencing, principal equipment lead times, industrial safety requirements and — on brownfield sites — the need to work without stopping production.

Our sector experience. Delivered and current projects: coke oven batteries and basic oxygen furnace shop facilities inside an operating steel works, a full-cycle automotive plant, a heavy equipment service centre and an oilseed extraction plant.

Risks

The governing risks in this sector

Each of these risks is closed by a specific management function.

Principal process equipment carries 6–18 month manufacturing cycles. If those items are not identified and ordered early, delivery sets the start-up date and money cannot accelerate it.

Brownfield means restricted windows, permission for every access, overlap with the production cycle and heightened safety requirements.

Areas cannot be built in arbitrary order: the sequence is fixed by the process, and departures from it cause rework.

High-hazard facilities require documented weld quality, pressure testing and non-destructive examination.

Ramp-up to design capacity requires vendor attendance, staged testing and months that schedules rarely allow for.
